The Spanish Buying Process
An NIE (Número de Identidad de Extranjero) is a Spanish tax identification number for non-residents. Yes, it is legally required for anyone buying a property in Spain. You will also need it to open a Spanish bank account, purchase a car, and set up utility bills. At Gold Star Villas, we can guide you through the process of applying for your NIE.
If your finances are in place, the buying process in Spain is relatively quick. On average, it takes between 4 to 8 weeks from the moment you pay your reservation deposit to the final signing of the Title Deeds (Escritura) at the Notary.
Financials & Legalities
As a general rule of thumb, you should budget an additional 10% to 13% on top of the agreed purchase price to cover taxes and fees in the Valencia region. For resale properties, this includes a Property Transfer Tax (ITP) of 10%. The remaining 1% to 3% covers Notary fees and Land Registry fees.
Yes, non-residents can easily apply for a Spanish mortgage. Spanish banks are highly accustomed to lending to international buyers. As a non-resident, you can typically borrow up to 60% to 70% of the property’s valuation or purchase price.
